Acquire Capital Solutions provides short-term and bridging finance for business, property and investment purposes. We generally fund from $50,000 to $3 million on a 12-month term. We are the funding organisation, not an intermediary, so our priority is to ensure the proposal is one that has every reason to succeed.

Your security comprises of registered 1st and collateral 2nd mortgages over residential, commercial or industrial property, and a workable and fair exit strategy forms part of the funding agreement. Documentation is kept to a minimum, and a personal approach ensures a relationship founded on mutual trust and respect. Interest is fixed up-front and is either capitalised or paid monthly, so there are no hidden surprises.

Registered 1st and collateral 2nd mortgages over Residential, Commercial and Industrial properties.

VALUATIONS

Most valuations are conducted in-house.

EXIT STRATEGY

Acquire Capital Solutions is focusing on the quality of the security and the exit strategy is therefore of PRIME importance in the approval of loans. Acceptable examples are: Refinance, Sale of Property, Sale of other Assets.

PURPOSE

Funds are advanced for transactions that show a clear commercial benefit.

CREDIT ASSESSMENT PROCESS

In house.

ACCEPTABLE LOCATIONS

Preferred locations are South East Queensland and Northern New South Wales.

DOCUMENTATION

While this is a Lo-Doc product, some financial information may be required to assess the borrower’s servicing ability to refinance and the debt at maturity as part of their exit strategy.  Our goal is to keep all documentation to a minimum.

Interest payable monthly – capitalised options for qualified loans.

FEES + CHARGES

INTEREST RATE

11.95% per annum  (First Mortgage Security)

9.95% per annum (Low LVR securities and strong balance sheet)

ESTABLISHMENT FEE

Generally 2% of loan amount + GST.

VALUATION

Generally performed internally and incorporated in the establishment fee.

EARLY REPAYMENT FEE (ERF)

Nil, however minimum interest periods may apply.

DISCHARGE FEE

$550.00 per lot.

COMMISSION

Brokers who mandate their client have their commission added to the loan amount and paid at settlement.
